The honest answer is that a small business website in the UK costs somewhere between nothing and about fifty thousand pounds, and that range is not helpful to anybody. What is useful is understanding what actually drives the number, because once you know that you can work out which end of the range your business belongs at - and, more importantly, spot when you are being quoted the wrong one.

## What UK agencies actually charge

Published UK pricing guides consistently put a professionally designed small business website somewhere between £2,500 and £10,000, with London agencies at the upper end for the same specification. The lower "affordable" tier of the market starts around £499 and runs to about £5,000. Monthly running costs are usually quoted between £50 and £300.

Those numbers are real, but they conceal something important: a large share of an agency fee is not design or development at all. It is account management, discovery workshops, project management, offices and the sales process that won you as a client. None of that ends up on your website.

## The four things that genuinely change the price

Strip out the overheads and the cost of a website is driven by four things, in roughly this order:

- How many pages there are, and whether the content already exists or has to be written.
- Whether it needs to do anything beyond inform - take bookings, take payments, manage accounts.
- Whether the design is made for you or adapted from a template someone else has already used.
- Whether anyone maintains it afterwards, or whether it is handed over and forgotten.

## Why the cheapest option usually costs more

A cheap website builder subscription looks like the obvious answer until you count the hours. Somebody in the business spends three weekends on it, the result looks like the template it came from, and nobody ever updates it because the person who built it has moved on to running the business again.

The genuine hidden cost of a cheap website is not the money. It is the two years it spends quietly not producing enquiries while everyone assumes it is working.

## What we charge, and why

Our own Monthly plan is £299 to set up and £99 a month on a 12 months term, or £1,795 once and £49 a month if you would rather pay for the build upfront. We are open about why that is well below a typical agency quote: we do not have offices, account managers or a sales team, and we have made the build process fast enough that the time goes into your site rather than overheads.

The monthly fee is the model. We would rather have a customer for five years than take a large fee once and disappear - which is also why nothing goes live until you have seen your design and approved it.

> A useful test when comparing quotes: ask what happens to the site six months after launch. If the answer is "nothing, unless you pay us", you are buying a one-off asset that will start decaying immediately.

## What you should actually be paying

If you are a local business with a handful of services, no online payments and no complicated requirements, you are in the £500 to £3,000 range and anything above it needs justifying. If you are selling online, taking bookings against real availability, or need something integrated with other systems, the number goes up legitimately.

What should worry you is not a low price or a high one. It is a quote that does not explain what drives it.
